Debate over Nassau Coliseum redevelopment project reflects deep divisions

The future of the Nassau Coliseum site is being debated at Hempstead Town Hall, as the town board held a public hearing on a proposed zoning change that could pave the way for major redevelopment—including the potential return of the controversial casino plan.
Although Las Vegas Sands recently backed away from directly pursuing a casino license for the site, the company is still seeking a third party to take over the bid. The proposal remains alive, fueling strong reactions from both supporters and opponents at the hearing.
The zoning change under review would create the Mitchel Field Integrated Resort District, which would permit construction of a 280-foot hotel, restaurants, a performance venue and a casino.
Supporters argue the redevelopment would bring a much-needed economic boost to the region.
“This is about jobs, this is about careers. This is about the opportunity for young people to stay here,” said John Durso, president of the Long Island Federation of Labor. “This is about more than just the casino—it’s about the economic future for our Long Island region.”
Opponents, however, voiced concern over the negative impact a casino might bring.
“We reject this rezoning request and respectfully ask that you do the same,” said Steve Rolston, of Baldwin. “The social costs always outweigh any tax revenues from a casino. Crime always goes up, property values in the area always go down.”
The debate reflects deep community divisions over how best to revitalize the property, which has long struggled to find a clear identity since the decline of the Coliseum’s role as a sports and entertainment venue.
The deadline for Las Vegas Sands to secure a new partner to carry forward the casino license application is just one month away. New York State is expected to award three downstate casino licenses by the end of the year.
